Campus Construction Manager Responsibilities:
The Campus Construction Manager reports to the Geographical Construction Manager (aka the Geo) within the DEC Delivery pillar.
Represent the Design, Engineering, & Construction (DEC) interests as the onsite leader for all new build, retrofits, and connectivity activities as well as provide accountability for work within this area of responsibility.
Represent DEC in the onsite Circle of Leadership (COL) at each campus to effectively partner with Infra Data Centers (IDC) cross functional teams.
Accountable for the management of the live environment retrofit work on campus.
Accountable for the management of major vendor (General Contractor, Cabling Partner, Trade Partner, Consultants) relationship at the campus level to include GC personnel. Development and succession and feedback signal for continuous improvement.
Accountable for the management of biweekly risk identification review process and provide reports (financial, schedule, Q/C).
Accountable for the management of CapEx and OpEx budgets for the campus.
Accountable for the management of warranty work program for existing data center buildings.
Accountable to ensure proactive risk identification and mitigation for all new build, retrofit and cable infrastructure projects at a datacenter campus as defined by predictability in: Safety, Quality, Schedule, & Cost.
Responsible for the management of onsite talent, both Full Time Employees (FTEs) and Contingent Workers (CWs). Inclusive of the recruitment, retention, and growth of onsite teams to support construction and network delivery.
Responsible for ensuring the partnership of the teams with the vendors as well as in partnership with the matrixed reports in Safety, Quality, and Project Controls (aka Cost & Schedule).
Responsible for the management of cross functional team for Owner Furnished Equipment (OFE) procurement and delivery process.
Responsible for the management of knowledge capture (aka lessons learned) and transfer at the program and campus level to ensure continuous improvement and consistency of delivery.
Partner with cross functional teams for the development of annual capital project budgets including the provision of requested ROM construction cost estimates.
Partner with cross functional teams to finalize project contract negotiations (initial and change orders) for General Contractor, cabling partner, trade partner and consultant scopes.
10% travel to headquarters and other data center campuses.
Respond on an as-needed basis to emergencies.
Minimum Qualifications:
Bachelor’s degree in Construction Management, Civil, Mechanical or Electrical Engineering, Telecommunications, or equivalent experience.
15+ years of experience in construction management and/or equivalent experience in fiber connectivity.
Proven successful experience with ground-up, retrofit, and/or connectivity construction.
Effective knowledge of industry standards, building codes and safety standards including fire protection regulations.
Highly skilled with negotiations, capital budget management, and contract management.
Successful management experience of large construction teams inclusive of trade partner and/or general contractor management.
Preferred Qualifications:
Working knowledge of data center systems including mechanical, electrical, building management system, fire protection, and network connectivity.
Working knowledge of CPM scheduling methodologies and schedule management.
Working knowledge of CapEx, OpEx, and construction cost control strategies.
Working knowledge of supply chain management including creative risk and mitigation strategies.
Proven success in matrixed organization structures.
