The Global Land Transactions Review Lead will be based in the United States, report to the NORAM Director and will be responsible for review of transactions globally.

You’ll develop close working relationships with internal as well as external stakeholders, perform market and financial deal review, evaluate property solutions within our standards and guidelines. This position provides an unbiased view of comparables presented for transactions, is responsible for requests for capital and for project reconciliation.

Responsibilities
LOI Support- Review and management and support for LOIs including but not limited to control of the comparables and ownership of proper support prior to presentation.
Support Land Acquisitions team in managing transaction deal flow as it pertains to Cap Council estimation, taxes, incentives, and cost coding. Includes ensuring all relevant financial documentation is tracked and kept updated.
Working with internal and external teams to reconcile land transactions and coordinate movement of final funding as appropriate.
Develop and implement use of runbooks, transaction templates and global adherence to like processes.
Assist in implementation of a relevant system of metrics to plan, manage, measure, and evaluate processes effectiveness pertaining to the transaction process.
Coordinate with external partners such as Brokers, Title companies, Notaries, Lawyers and other consultants.
Implement repeatable processes which allow the business to integrate acquisitions into our strategic planning.
Qualifications
Required/ Minimum Qualification:
5+ years Portfolio Management, Real Estate, Business Administration or Finance experience
OR Bachelor’s Degree or degree equivalent in Business Management, Real Estate, Project Management, or related field AND 3+ years Portfolio Management, real estate, Business Administration or Finance
OR equivalent experience.
5+ year of experience in analytical and organizational skills.
4+ years’ experience in financial transaction coordination and project management in an industrial/commercial or data center real estate operation with a national footprint leveraging a combination of internal and external resources.
Preferred Qualification:
Strong reconciliation capabilities and experience of dealing with large data sets from multiple sources.
Track record of working in matrixed environment to achieve cross-department objectives.
Knowledge of real estate transaction process.
Proficient in MS Word, MS Excel, internet applications
Evaluates and maintains review standards, guidelines, techniques, and methods for conformance with policies, procedures, and applicable laws and regulations
Certified Appraiser or Appraiser training
Ability to effectively communicate internal process requirements to various audiences (e.g. internal and external stakeholders, etc.).
A track record of coordinating high quality projects in an atmosphere where speed, flexibility, frugality, and heavy workload are the expected norm.
Previous experience as a contract manager, real estate transaction manager or project manager.
Real Estate Portfolio Management IC4 – The typical base pay range for this role across the U.S. is USD $91,800 – $178,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $117,900 – $195,000 per year.
Microsoft has different base pay ranges for different work locations within the United States, which allows us to pay employees competitively and consistently in different geographic markets (see below). The range above reflects the potential base pay across the U.S. for this role (except as noted below); the applicable base pay range will depend on what ultimately is determined to be the candidate’s primary work location. Individual base pay depends on various factors, in addition to primary work location, such as complexity and responsibility of role, job duties/requirements, and relevant experience and skills. Base pay ranges are reviewed and typically updated each year. Offers are made within the base pay range applicable at the time.
At Microsoft certain roles are eligible for additional rewards, including merit increases, annual bonus and stock. These awards are allocated based on individual performance. In addition, certain roles also have the opportunity to earn sales incentives based on revenue or utilization, depending on the terms of the plan and the employee’s role.
