The Infrastructure Planning & Acquisition team is responsible for the acquisition and planning of Data Center real estate needed to build out Microsoft’s cloud infrastructure. The types of projects include land acquisition, Build to Suit lease transactions and working on overall region planning. The Land Program Manager will be key party responsible for coordination across the Acquisition Manager, Engineering and Design, Legal, Fiber and other key parties to ensure an end-to-end coordinated delivery for data center acquisition.

The Land Program Manager will be based in the United States, report to the NORAM Director and will be responsible for transaction in the Americas portfolio.

The Land Acquisition Team is responsible for the delivery and pre-positioning of Data Center real estate needed to build out Microsoft’s cloud infrastructure. The types of projects include land acquisition and pre-development.

Responsibilities

Support Land Acquisitions team in managing transaction deal flow, including ensuring that all relevant data and associated documents are tracked and kept updated.

Support real estate transaction processing and administration for fast growing and ever-changing business needs.

Assist with site selection process, financial analysis, site due diligence, market data and determination of sites meeting region’s portfolio standards.

Assist in implementation of a relevant system of metrics to plan, manage, measure and evaluate performance pertaining to the transaction process.

Effectively communicate expectations, requirements and status of deals to key stakeholders and business partners – both internally and externally

Help coordinate an ever-changing variety of internal initiatives and projects.

Continue to build a culture of speed, flexibility and frugality with all business partners.

Closely collaborate with other internal teams such as operations, legal, finance, treasury, tax and risk assessment to help deliver highly successful projects

Coordinate with external partners such as landlords, brokers, developers, design professionals and other consultants.

Qualifications

Required Qualifications:
2+ years portfolio management, real estate, finance or planning experience

OR Bachelor’s Degree or degree equivalent in Business Management, Real Estate, Project Management, or related field AND 1+ years portfolio management, real estate, finance or planning experience

OR equivalent experience.

2+ years’ experience in transaction coordination and project management in an industrial/commercial or data center real estate operation with a national footprint leveraging a combination of internal and external resources.

Preferred Qualifications:
Knowledge of real estate transaction process

Proficient in MS Word, MS Excel, internet applications

Ability to effectively communicate internal process requirements to various audiences (e.g. internal and external stakeholders, etc.).

A track record of coordinating high quality projects in an atmosphere where speed, flexibility, frugality and heavy workload are the expected norm.

Previous experience as a contract manager.

Real Estate Portfolio Management IC3 – The typical base pay range for this role across the U.S. is USD $72,800 – $144,000 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $95,100 – $157,900 per year.

Microsoft has different base pay ranges for different work locations within the United States, which allows us to pay employees competitively and consistently in different geographic markets (see below). The range above reflects the potential base pay across the U.S. for this role (except as noted below); the applicable base pay range will depend on what ultimately is determined to be the candidate’s primary work location. Individual base pay depends on various factors, in addition to primary work location, such as complexity and responsibility of role, job duties/requirements, and relevant experience and skills. Base pay ranges are reviewed and typically updated each year. Offers are made within the base pay range applicable at the time.

At Microsoft certain roles are eligible for additional rewards, including merit increases, annual bonus and stock. These awards are allocated based on individual performance. In addition, certain roles also have the opportunity to earn sales incentives based on revenue or utilization, depending on the terms of the plan and the employee’s role.
